A Burst Pipe Over the Weekend Can Cost $20,000

One unnoticed leak, a stalled boiler, or rising humidity can wreck a unit before anyone calls it in. MaxLinc WiFi sensors catch leaks, frost, and mold-grade conditions and fire instant SMS, voice, push, and email alerts the moment something goes wrong. No gateway, no monthly subscription.

MaxLinc DN20 cellular ultrasonic water meter used for multi-residential suite submetering

Cellular water submetering

One bulk bill hides every leak in the building

You pay for every litre the building uses, then find out sixty days later. A MaxLinc cellular ultrasonic meter goes on a suite line, a stack, an irrigation feed or a deduct line and reports to the cloud on its own — no gateway, no building WiFi, no wiring to pull.

  • There is no network to build

Each meter talks to the carrier directly. Nothing to mount in the electrical room, nothing to re-power or re-permit in fifteen years.

  • Catch a running toilet in days, not quarters

One toilet running at roughly 1 L/min wastes about 525 m³ a year — a cost that lands on the bill you pay and that the resident never sees.

  • Built for mechanical rooms and buried pits

Ultrasonic transit-time with no moving parts, an IP68 submersible body, and a sealed lithium battery rated for about 6 years at one read per day.

  • Fits the lines you actually have

DN20 and DN25 — 3/4" and 1" — for suite lines, stacks, irrigation feeds and deduct meters. Larger mains are outside what these meters fit.

Recovering water costs from residents is regulated province by province, and in a BC strata it depends on how the cost is re-allocated. Read the rules on the strata and landlord pages before you plan any billing — but note you do not need billing rights to stop paying for a leak.

Frequently Asked Questions

Do I need a gateway, hub, or monthly subscription to monitor my buildings?+

No. MaxLinc WiFi sensors connect straight to your building's existing WiFi and push readings and alerts to the cloud dashboard with no gateway or hub to install. There is no mandatory monthly subscription to receive temperature, humidity, air-quality, and leak data or to get alerts.

How fast will I be alerted to a water leak or flood?+

Sensors log continuously, and the cloud sends real-time alerts the moment a leak, threshold breach, or power loss is detected. The Flood Detector Kit uses a water-sensing rope you can extend up to 100 m (~330 ft) to cover riser rooms, mechanical rooms, and vulnerable units, so a burst pipe or slow drip triggers an instant text and email before it becomes a costly claim.

Can MaxLinc help me catch tenant mold and damp-related problems early?+

Yes. The EDGE Air WiFi unit tracks CO2, TVOC, temperature, and humidity, the conditions that drive mold growth and indoor-air-quality complaints. Sustained high humidity in a basement, suite, or lobby raises an alert so you can address ventilation or a moisture source before mold spreads and turns into a remediation bill or a tenant dispute.

Will the sensors keep working through a power outage or WiFi dropout?+

The loggers are battery powered (4x AA alkaline, roughly 2 years of typical use, with optional USB-C power), so they keep recording during a power outage and can alert you to the loss of power itself. Readings are buffered and uploaded once connectivity returns, so you keep a continuous record even if WiFi briefly drops.

Can I give my building staff, contractors, and owners their own access to the dashboard?+

Yes. The cloud dashboard supports role-based sharing, so you can give a property manager full control, give maintenance staff or contractors alert access, and give owners read-only visibility, all from one account. Everyone sees the same live readings and alert history without sharing a single login, which is useful across a multi-property portfolio.
